Thanks ,Alan i am so confused. you say "i dont want to make an offer before seeing the property", then you said "i dont want to waste time seeing the property then making an offer if they wont entertain the offer".but in any case...first, your being lazy, so let's get that out there. how long does it take to make a paper offer?
