Does the agreement to purchase outline the commission splits?

If you do show the home while you still have tenants in it, you must notify the tenants with the timeline outlined in your lease or in your state laws, I give my tenants a 24 hour notice before any showing, and I personally accompany the showing as I am a licensed Realtor. 

I've also rehabbed 3 houses that I lived in (turned profit on 2 of them and are outlined in my profile).

So far so good but they outlined they would be available certain hours before I hired them.

Plus, there were podcasts about business development that outlined important habits for success.  

With the outlines of an agreement, I've started talking with real estate lawyers experienced in multi-family property and land contract financing.

I also recommend writing a script for you to follow in the beginning, even if in outline form.

I have asked for an esstopal letter as well as a written statement from current owner outlining the verbal contract.

Having read several of the boards here on BP, I have seen that going to local REIA meeting is highly suggested, so I am attending the AZREIA - Phoenix meeting on 5/12.Given that I am new to the industry, I would love as many suggestions about my three initial goals I outlined above and how to best accomplish them.
