This may be judgments from creditors who are likely to garnish - credit cards, furniture rentals, landlords.  

If you have a maintenance guy, just have him go to each ac and clean the outdoor condenser and change the filter every May.

There is also a sizable upfront investment in furniture and decor to launch the business.

Personally, I enjoy the outdoors - fly fishing the Truckee, paddleboarding Lake Tahoe, landscape photography, etc - but that won't be super high priority since this will be an investment property and I will likely spend most of my time at my girlfriend's house in Reno.Kyle - thank you as well!

You live in a gorgeous part of the country with endless activities, outdoor and cultural! 

Smart locks, Outdoor security cameras, outdoor noise aware tech, wifi thermostats, backup combo lock hard keys, are some of the must haves for your properties. 

Do you like mountains and lots out outdoor activity but brings with it a full 4 seasons or do you want a 2 season state like Texas?

The plus side to the rental model is that if they change the laws to prohibit STR at least you don't own the house and mortgage long term.I got my VRBO up and running for pretty inexpensively by finding good used furniture and then replacing it with profits once I was up and running.I am also getting much more than 3k a month as my lake house rents for top dollar and VRBO connects me with the people that can afford to pay and stay at a nice Lake front house for their vacation.
