Wow, that's a great story, I'm looking to get my first property myself, trying to close before the end of year, with the current events looking to hunt for quality deals and multiply year over year.

That's a pretty good estimate, but interest rate risk is directly correlated to the amount of time that passes, so if you are expecting to refi in month 12 or 13 of your deal, the market doesn't have that much time to change, unless something severe happens.A market shift can usually traced back to a series of events rather than one isolated occurrence.

Some are running scared, others are either looking for opportunities to invest or an opportunity to learn from the events.

With the just announced travel ban to the US and major events being cancelled left and right, I don’t see how it doesn’t have an impact on tourism including STRs.

We can hope it doesn't mutate into an extinction event, and have a high confidence in that hope!)

Similar events we see inventory and transaction volume drop but price rarely drops in our market. 2008 recession we hit -7% 

But then again, I don't want a surprise.Another concern is, in the event the loan does indeed comes still wrong during the closing, am I responsible for any fee if I decline or walk out from the closing?
