I have read up on some of the process on the county website as far as a 14-day notice and they have a little bit of an outline of the timeline would like to talk to somebody that's more familiar with the process.This would be for non-payment of rent on a month to month lease that went month to month after the year-long lease expired.

You can be polite, but you need to be firm.You should have sent a 7-Day Eviction Notice for nonpayment ASAP, to show the tenants time is ticking to pay or move.

Too much risk and sets bad boundaries for tenants.Many use Venmo, Zelle or just have tenants deposit at their bank (local branch).There are also several free DIY PM softwares that have rent payment built in, but they charge the tenants a fee to do so (that's how the companies make money).
