You can non-renew if they won't play ball. 

However, there are Non-QM loans that are either full doc or bank statement loans that will allow up to 80% cash out.

He does not handle evictions themselves, just the collections.It's been nice to cut him loose on deadbeat tenants, and get back payments over time for judgements against them.

You can be polite, but you need to be firm.You should have sent a 7-Day Eviction Notice for nonpayment ASAP, to show the tenants time is ticking to pay or move.

Too much risk and sets bad boundaries for tenants.Many use Venmo, Zelle or just have tenants deposit at their bank (local branch).There are also several free DIY PM softwares that have rent payment built in, but they charge the tenants a fee to do so (that's how the companies make money).

I don't believe PA requires Realtor membership for MLS access so how does a non-Realtor yet licensed agent get MLS access in PA?
