I know a lot of us here think about what it will be like expanding the operations to lots of employees and having to deal with all the management issues that come up...it's nice to hear from someone who's doing it on a large scale (very large scale actually, compared to most in this business).

The nice thing is all the interest you pay, you pay directly back to your own account.

I personally when wearing my broker hat used to give my new owners a complete amortization printout and told them to draw a nice red line through each payment as they made it and then told them whenever things were good write a separate check market to be applied to principle on loan # (for the principal to be paid on the next payment) and draw a red line through that one.

And she was licensed in multiple states and I suggested that she could make a nice little business if she marketed this service for investors.

welcome to BP matt. nice to see some local people on here, i am near farmington myself. what kind of information are you trying to find?

Our PM allows us to schedule our own inspections to come down, inspect and fix this stuff ourselves (we've only done it once last year), but I'm amazed at how many tiny things need fixing that tenants don't care about as it's not their home, and it would be nice if the PM could do that walk-through, send us a list of all the tiny things they find, and we can schedule their guys to do the work or at least have some warning before small issues become bigger problems.
