Context and Problem: I'm focused on wholesaling and flipping SFRs, but my marketing as created a reoccurring problem = Seller leads that have a bunch of adjoining lots (with and without houses on them) where highest and best use would be commercial or high-density development and I don't know how to approach the opportunity.This is all in Ogden Utah (northern Utah) which is a strong growth market (but don't let that statement distract... that's not pertinent to my question) so I'm thinking I just need to find the folks that are doing this kind of development, make contact and see where it goes, right?

The cap rate doesn't usually reflect the rate of attainable yearly price growth in the value of the rental property which often explains why a rational investor may often invest in some lower cap rentals.

If my wife and I are able to get back into our old apartment or live cheaply at her parent's place for as long as it takes to get some serious debt payoff accomplished and a cash cushion amassed, it would greatly accelerate our growth in net worth and therefore it's worth it to us.
