Should I feel bad if the lender spends the money on the title search and I don't use them?

I am fortunate to be surrounded by knowledgeable brokers, agents and hard money lenders but feel I need a solid plan in place before I attempt to tap the resources around me. 

They also do hosted websites for a little bit more money if you don't want to muck around with Wordpress.OwnerRez also syncs calendars across all channels. 

And Yes, I get that you have to spend money to make money, but quality issues are making me start to question if I should continue to bleed money into this thing, which by the way I haven't got one actual deal from as of yet.What I like: 1.

Seems like it may be better control of your money then SDIRA and less fees.  

Yes it Will take some money but it doesn't all have to be your money.

It's a great program to utilize and a creative way to get into a home with low or no money down (3-5% downpayment covered by the grant).

He raises money, makes X% from money raised while buying and managing assets with raised money for others who in turn make X% return.

I did learn a lot and was inspired, but rubber hit the road and I ran flat *** out of money.
