When established in the correct order the Land Trust doesn't trigger the same red flags with the Due on Sale as the direct transfer of a deed into an LLC, and the Land Trust can be created in such a way that your name does not have to appear on public record for the property - you can have your attorney sign for it as a "nominee trustee" until it is formed and then have it pass down to you after the signing is complete.This is a much more flexible system that works at large, but if you can find a bank that works direct and favorably with an LLC that is generally a bit easier (though your name will still appear on public record for that property.)This isn't legal advice, just my opinion as an investor.

However, the Verizon rep did warn us that if internet service is slow in our area (which in general it is), that other households may also rely on LTE hotspots as their main internet source and this may slow down service all around :( I guess this is a temp. solution until we get Comcast internet installed (or AT&T internet improves from a current snails-pace of 3 megabytes per second).

Generally speaking, we see about 4-5k annual taxes, 300-400k HOA fees on 500sqft condos.

I feel like the way I have been doing things has been working fine, but I have only been doing this a few years, and since I was a bit shocked by the negativity I am hoping to find out if there is a general consensus on renting to room mates that I had totally missed.

If it's baseboard electric heat and hot water, it's especially urgent to get this taken care of.Either way, I'd find a way to get a second meter installed pronto. it should be a pretty general implication that any advice given should not be followed unless you can confirm it is legal in your state.
