Agents want you to buy the place, but this is a used car, most of them aren't going to lead you down a path that could get them sued later in life.A big part of REI is being at the right property at the right time.

The lady owned the property in an estate and told the developer to " go to h&ll ".14 months later she calls and begs for the developer to take the offer and while thinking on it some he agrees to still purchase it.I think the problem with some wholesalers is they are trying to quit their J-O-B.

@Chad Castanino Welcome.You should save everything you can (Cash is King).Concentrate on all the information that's on your radar for your niche (i.e. if you're going to do Flips, focus on flips and the paperwork for them, you can do Auctions, Multi families, etc later).And don't forget "all that glitters is not gold" (only about half the information here is accurate;-(

I once almost bought a building that was close to being deemed a nuisance. 5 months later, the city demolished it.Perhaps find a property that is far along in the process and call the city inspector assigned to that property.

So the presentation is about to start and I decide to write notes on his selling techniques( I was really into human behavior at the time especially after watching Lie To Me). so He's going on and on and I note how he's making the crowd comfortable and making them like him with his sense of humor and such (I later Found it's called "building rapport") and I also notice on how he plays on some of the older's crowds sense of regret of not working harder when they were younger to build a better life.
