Renovate to the standards of they type of tenant you want in your units.As for the furnace, it seems to me like you have an opportunity to replace it now: everything is being torn up anyway, you already have a budget for larger expenses.In my mind, why tear up and pay for a big, disruptive project later when you have the space, time and budget now.Just my opinion though.

Just outside of Dallas, smaller Texas markets, larger Kentucky markets, and the Carolinas are all on my radar.

I've been working with my handyman for several years now and would like him to not only do a good portion of the reno, but oversee the other contracts for tasks he doesn't do.

Then take that experience and use it to get into the larger projects (BRRRR, Bigger Issues, Inheriting Problem Tenants, Etc). 

@Justin Wawrzyniak the easiest and most effective way to manage your rentals like a pro is to start using a property management software that will automate most of your tasks. 

In fact the rules even go so far as to say that not only do the name and phone number of the local brokerage where I hang my license have to go on the marketing…the font in which I put their info has to be as large or larger than the font I use for my own name.

It helps to have vets like you two to give me good price points for land on something like this.I will start a few new builds in Charlotte later this spring  lots are 60k  but you need well and septic and 2500 sq ft roughly exit 400s to mid400s so about 15% NET on Gross sales price which is pretty common in these price points as your competing against the nationals and larger regionals.The high end is different mainly guys that specialize in that product have a great local rep etc.  

This is mainly enforced in Towson and places with a larger college presence.
