I also find the deal, the bank, the architect, get the permits, either GC myself or hire out the GC work on larger projects (~8 units and up), then lease the building up myself.

For the loans I am taking it is sort of a wash but if you were talking out substantially larger loans I could see where the 1% difference may be worth chasing.
