You can force appreciation by updating kitchens, baths, etc., if the numbers make sense and you can increase the rent but otherwise I would leave it alone.

All 4 pretty much have the same issues, flooring crappy, appliances not working or barely, siding rotted out, interior doors missing or badly damaged, all need painting and sheetrock repair, I could go on.
