I’m not sure what the kitchen layout is, but you might be able to demo half the existing wall between the kitchen and living room and install a breakfast bar on top of a pony wall.

I also recommend that if you do end up renting by the bedroom, that you setup a lease with the individuals renting a room because it will help lay out the expectations of what the rental will look like (i.e. ground rules for the home and cost allocations among tenants).

Otherwise the house is what I'm looking for, no HOA, large lot, 2006 built/newer and 2.3K sf. 4 bed 2.75 bath, like the layout, modern kitchen but not new construction fancy...but like I said the house is roomy and the layout is great for me.I offered 423K on account of carpet, fence, time on MLS, etc.
