The way I see it there are 4 basic options:1) Hire a guy (or two) to work directly for my llc (W-2 employee) pay hourly.2) Hire a guy (or two) to work on a project by project basis (1099 them) pay by the job.3) Hire a general contractor and have them handle everything (sub-out work, order materials, etc)4) Act as the general contractor myself.

Going to that level is a totally different game, you will have a bunch of employees, substantial overhead and a big pot of money which basically forces you to continue buying so you don't have to give the money back and cut your employees.

Andrew,It is called a 1031 exchange because Section 1031 of the Internal Revenue Code permits you to defer the capital gains tax that would ordinarily be due on the sale of investment or business use property on your federal income tax return when that property is the relinquished property in an exchange.
