I got my second installment bills and overall, I was pretty happy with the amounts.  

If my tenants want A/C they put in window units, at some point we will be upgrading and installing A/C.

If you're doing the long term installment sale and you're not a dealer, you take the tax hit as the income comes in, you don't have to claim the cap gain the year of the sale.

HVAC - If you are replacing an HVAC and know the size of the HVAC then you can call the companies and ask the cost to install a new HVAC based on size and labor.

Installing a sink in a greenhouse is a good place to start.  

Most recently I got like new washer/dryer for $230 and Fridge with ice maker for $150 on craigslist and those both included delivery and install.

We once replaced the cracked single pane window in a kitchen, because that was the worst one in the apartment, and the day that it was installed the tenant asked us why we didn't replace his bedroom window first, because it was blowing cold air on his head when he slept.  

So if you are going to replace the outlets make sure you know what you are doing and the proper way to install the replacements.

I personally have done drywall installation, constructed foundations, laid brick, put in tile and hardwood floors, and of course painted interior and exterior.

Doing vinyl downstairs was expensive, and it would be too much to install vinyl upstairs too so that leaves laminate as the only other choice I don't r-carpet it.
