The buyer has to put up a deposit because a contract is not valid without some sort of consideration.The buyer has more opportunities to back out of deal than a seller does.

Account Closed Stockton was a rough town 30 years ago when the syndicator in the bay area I worked for had about 500 doors there. all sorts of crime in the lower end stuff.

@David Jenkins if I'm reading everything correctly, I would use the extra cash to pay down my debt or reinvest the extra cash in a mutual fund of some sort until I can find another property.
