We planned to purchase an investment property early next year, but the current environment as well as our personal situation has left me wondering what the best RE investment strategy will be. 

When gentrification occurs in areas that were once ghettos it was not the buildings that changed, it was the people and their attitudes towards their environment.

The environment of low rates and pent up demand makes for a good sellers mkt.   

But those investors are hesitant to buy per rising interest environment, and super patient for the right property because of the rent control/ordinances, in an appreciation market that already doesn’t make much sense for them when it comes to cash flow.

In this instance, you've got a lot of bodies in a humid environment and stagnant air.

As you are experiencing finding quality deals in today's environment is not that hard.The challenge will be to properly manage them once you own.Are you going to manage them yourself or hire a property manager?

Is it caused by you, the landlord or is it the environment itself?

This makes it harder to compete in this new regulatory environment.

Having held Senior Leadership roles in rigorous environments that are intense I'm accustomed to adjusting quickly, planning & execution in large scales relating to facility health, contractors, employees and volume.

I am a bit overwhelmed by the new environment and way of thinking, but I am determined to dig in and make something happen!
