We have a very extensive (but proprietary) DD process.

As it is, we have the toaster and coffee maker on the dining room windowsill where there is a 2-prong outlet not on circuit 6; however, when I was blow drying my hair in the bathroom it tripped the circuit because the coffee maker in the dining room was also on and it's on same circuit as the outlet in bathroom (I have now switched to using a different outlet in the bathroom on circuit 10 to avoid this problem).

The property is located in the West Town/Noble Square area and is in need of extensive floor, kitchen, and bathroom renovations.

I purchased the home cash with the intent to get conventional financing after repairs were finished, using the equity in the home for down payment, saving my cash for later investment properties.The home was built in 1956, but has been extensively remodeled over the years (last remodel was in 2012).

On the one that wasn't working out, I just simply asked them to leave and explained exactly why it wasn't working out - and they left without any hard feelings.If I find a tenant that is really good, I then offer a two-year extension with either no or minimal rent increase.  

Flash forward another 2-3 weeks to September 16th we get notice from the management company the extension was never signed and tenants will be vacating at original notice date of 9/30.

Then you use a hair dryer to shrink the plastic down to get all the wrinkles out.

Work, most notably involved extensive replastering as many walls were badly cracked.  

Can we ask for a extension without being penalize since I was not given proper notification about the damage and to get a estimate.

I'm currently in the middle of reading the UBG and taking extensive notes from each chapter, along with all the links provided within.
