A little historical perspective for folks who have gotten into real estate investing post 2007/2008:I think it’s also important to remember, that in normal markets, most single family houses don’t make very good rentals.I’ll say it again: in normal markets, most single family houses don’t make very good rentals.After all, owner occupants usually borrow at cheaper rates, and their occupancy cost is their P&I + taxes, insurance, maintenance.Investors generally pay higher interest rates, and they need occupancy costs (rent) to be P&I+taxes, insurance, maintenance, PLUS a return!
