Also, look into Green Bonds or Green loans if you are adding EV charging or solar etc. as Banks like to access that source of money if you're modernizing a building to be Energy efficient or leed compliant.

@Ivan Alvarado Check if the PM has multiple cleaning crews, takes care of laundry/linens, restocking bathroom items, property maintenance, etc.I'd recommend you ask them open ended questions and pay close attention to their responses.

Taking out the trash and washing dishes has been a issue at times because nobody wants to clean up after each other. 

Step 1: Immediately after the contractors say the job is complete hire a Cleaning service to do a deep clean on the property before any other eyes are on it.

During inspection, we found foundation issue on concrete slab house, water turned off so can’t check for any leak, can’t find sewer clean out, can’t check if toilets are draining properly.

She has moved out now and we decided to not deduct any money from her deposit for the cleaning because we don’t know the condition it was in when she first moved in, although she did sign our cleaning agreement.
