This is due to the fact that in the state of NJ has a law which states that any property with 3 or more units is subject to NJ GREEN CARD INSPECTIONS. 3-FAMILY homes being sold without the Green Card or failed inspections could result in lower sales price.

Side-bar....Thankfully, the QBI rules say I can also count my contractor's hours, so I should have no problem achieving the 250 de minimus safe habor for 2019.4 hours per week is not particularly stressful, but I agree it is not--as many have pointed out-- truly "passive" investing.

I eventually had steel bars put on all the main level windows, barricaded the basement windows, installed a plywood front door (like HUD homes commonly have on their front doors), and installed SimpliSafe cameras/alarm system.
