@Travis Shaw Sounds like to have a great start and a good backing to get the ball moving quicker. 

(Terms is a whole other ball of wax that we can go into later, but suffice to say, terms can be what ever you and the seller can agree on.  

Like I said, just dipping my toes in now, but looking to do a cannon ball.  

@Ryland Taniguchi as always, get some of the best advise and insights from you.None of us have crystal ball for the far future, but what is your opinion on chances of a crash in 12-24 months?

Still the ball is in your court to choose the right vehicle for your situation.

I am sure you can make money investing in Killeen and if you can get a long term tenant you are golden there but it is an investment that should be looked at as mainly cashflow grab even with high vacancy factor.
