Help! No properties identified- which direction should I go?

Hi, looking for some general advice here. I have a million dollars to invest. I need passive income. I'm still raising children as a stay at home mom, but I'd like to get into real estate investing more full time. However, I only have 30 days left to choose my properties before I lose out to Uncle Sam. So many directions to go in. Commercial NNN to trailer parks- looking at everything. Any suggestions or advice? Would like to get over 7% cap rate. I am so new to this that I don't have much time to learn, so I want to get into something now that willl be easy to diversify once I have a little more knowledge from bigger pockets, books and real estate license school. Thanks for any help!

Be careful advertising how much money you have to invest. That just invites potential scammers. These forums are open to everyone.
