Another thing to consider is whether you will use designed plans or stock- either way there are soft costs (engineering, permitting, architect etc.).

There are many light spots, you can see the original hardwood square perimeter design on the kitchen floor, and some pet stains are still visible.

I believe our city ordinance on tiny homes is actually anywhere from 120 sq. ft. to 900 sq. ft. so maybe this will attract developers/builders that are looking for a little more freedom within that tiny home designation.
