I got a tape of a fund that bought 50 million worth of SFRs in city of Portland and now they want to sell them.. few of my contacts are like NO way not with rent control is would be massive undertaing to take over all those SFRs and try to figure out how to manage the rent control.. plus to evict a no cause tenant cost you 4k..

its the same with flipping.. if everyone that went to a wholesaling and flipping course actually did any thing.. there simply is not that much inventory to buy in most markets.. it works in the still dead and dying areas were you may have 2 to 5k vacant homes in an MSA  it works fine there still.. but in most markets no way.. very tough.the guys I know that do wholesaling profitably and not just sitting home by themselves have Massive marketing budgets  10 to 50k a MONTH.. they have staff they have closers that go out and do the deals.. they run it as a vertically intergrated business.. and those guys can make good money 500 to 1 million or more a year net.. that's good money..

I am using Podio to do CRM, but as you may know, it is a blank slate that allows a million ways to do tracking.What I'm having trouble with are the following:1) Podio does not have a way to track duplicate imports by default.

The price points of my clients who have purchased multis as owner occupants is typically above $600k for a 2 unit in a marginal area and Ive done close to $2 million for a 4 unit in a nice area.

I suspect even at the price point of about 1.2 million for both homes the back unit could bring in close to all the mortgage payment the owner occ on the front house lives for almost free. but has a completly seperate house that is the STR.. not renting a room out.. in the home they live in ..anyone have experince with this or have they seen these new rules allowing STR as long as the home is owner occ.. kind of more like mini B and B..
