Not trying to be a dream killer but there is simply no money to be made in the D.C. no cash flow, no margins to flip, labor either to flip or just hold a property is insane, the money was made years ago, even going forward I see limited appreciation, investing is HARD everyone these days but to the extent there is money to be made you have to go to places that haven’t popped yet.

Even worse, they may have bought at a significantly lower price to the point where you'd be negative cash flowing if you made the same gross revenue.When you do find people that are able to help, you've gotta ask for actual numbers that you can underwrite with.

While this is at a higher LTV, we feel the risk is worth it.

(These are tenants who have been behind on rent for most of their tenancy, and I a have a feeling if I give them a 60 day notice, they will dip and I will never see the rest of the rent.) 

I feel that I'd be more interested in 50/50 backside split than this (if TIC rules allow this).Does anyone have intel on what they have seen in TIC structures for splits or asset management fees etc?

The market is normalizing which in the short term can feel a little unsettling, but given run-up of past couple of years, some normalization is needed.
