I use Zoho CRM for my investing business since it's industry leading, completely customizable, and under constant development to stay ahead of the feature trends.For my agent business, kvCORE is an all-in-one CRM & Lead Generation platform provided for free by my brokerage.

Innago always charges $2 on bank transfers but it's typically paid by tenants, however, all funds are expedited (1 business day hold).Cozy is pretty bare bones in features which helps keep it simple.

They are not requiring me to do it (for my private bookings) but encouraging it.  

As for the purchase part, definately going to repeat the recommendation from @Joe Funari of finding an agent that is also an investor and I would also encourage you to look at the property through the eyes of an investor.

I've spoken to our loan underwriter and he's encouraged us to wait until Spring of next year as he is expecting a market correction at some point.
