The reason that this doesnt work for wholesalers is because these people are typically not motivated sellers, these properties usually dont need an extensive amount of work, the seller more than likely wants close to market price (or more) for their properties.

Hello members, I’m a new real estate licensee in Northern Virginia, and I wanted to get some advice on a brokerage to select to hang my license.

There are not thousands of firms selling notes to investors, it is a select few and those in the business already know who they are.Is it possible to find a note here and there to broker - yes but I don’t see how someone can make a full time business out of it and make it profitable.
