Do you have the time and competency to oversee the work, keep the trades and vendors coordinated, handle the logistics (e.g. dumpsters, deliveries, etc.)? 

We do a 1-year warranty on all of our refurbished units and my regular clients get complimentary delivery/installation and haul away. 

"Effective Gross Revenue" I have never heard it expressed that way. 

Write something up for your agent and tell them to delivery is verbatim.
