@Ihor Kucheynyk...tend to agree with @Stephanie P. there's not enough factors to tell, based on your specific situation, but I think that's far from a rip off.

The PMI rate depends on a variety of factors (how much equity in the property, etc).

Larger small multis 5-15 units are bought with commercial loans and as you get more tenants living together you can get more of the “headache” factor of dealing with larger amounts of people.

Most multi-family properties do not perform well in CLT due to how hot the market is for the whole southeast for that type of asset along with a couple of local factors.

I believe there are several factor in play here.First is that the numbers were intentionally overblown by the media and government.

I wouldn't fix it when they move anyways just leave it exposed when they move out just incase the next tenants want to hook into it and instead of them making another hole for that provier.

It's Washington DC area so relatively insulated from market corrections, though if the sky truly falls and it happens to be right then, no real estate will be unaffected.I am not motivated to rent by greed, I am motivated by interest - have never done it before, and given that this property I already own and other factors make it conducive to renting- will certainly look at new opportunities in next market as well.
