Podcasts, audibles, weekly webinars and YouTube videos have been my go to since reading just puts me to sleep after a long day of work.

AirDNA shows 82% average occupancy for listings in this category this year, average per night ~$575 and most are not as luxurious as this particular home and I suspect that with some excellent marketing we could do $650 or more (but would want to be conservative in our initial calculations).

Max Maxwell has been a great help for me and I can almost guarantee if you watch his videos in order from start to finish, you will be ready to jump in the game.

Most videos I watch just say "get the deal under contract" or something along those lines without ever giving detail of what that looks like.

I was watching a video of a house hacking realtor and they brought up looking at the average price per square foot in an area and using that metric. 

.)- Invoicing a client for upgrades Up until now, I've been operating from Excel, but we're growing to the point where manually entering transactions and categorizing is becoming very tedious.I tried setting up Wave, and while I'm able to live with some of the limitations it has (i.e. subaccounts), I haven't figured out how I can assign budgets to the expense accounts so that I can track progress.
