Or are you trying to say that because you told the tenant "take a look at it" that that was supposed to be code the tenant would understand to mean give you a call with an estimate before any work was done?

@Allen Li most county appraiser websites now have “tax estimators “ on their site so that you can know for sure what the new tax amount will be 

@Mark Borrego I believe the prices on MLS listing sites that you are referring to are including estimations of the properties taxes and insurance hence the much higher price.
