So with North established google earth with lot lines and an over lay of TOPO this becomes even better.the other thing that would be cool if able would be to over lay the US forest services section land and ownership over lay.. right now I have to use the big map I get at the forestry department.. this is critical because so much forest land is checker boarded with state federal and BLM ..

I wouldn't be surprised if a veteran in the game is impressed with you being so interested at your age takes you under their wing as a mentee, or even some sort of unpaid intern type gig.As for investing your current $$, I'd say open a high yield savings account (Ally, Citi, or Marcus by Goldman Sachs) and start stuffing money away from your part time job or side hustle, and save towards a down payment on your first investment property.

cash out refinance for first ever deal?

. - i'm looking for a small mfh in lehigh valley area and have 40k to invest. house hacking is out of the question as my family is already established in the good old garden state. i was told by a mortgage person that it'll be better for me to refinance my house (cash out refinance) to get an equity and lower my payment so i can qualify for higher loan and maybe even able to purhase 2 properties. with the current rate, my interest will likely be higher than what i have now (currently 3.5% and have about 11 yrs left on it). would you guys recommend doing a refinance in this situation (for a first rental property) or 40k give or take enough to start REI adventure. thank you in advanced for your time and i appologized if this post is confusing for those seasoned investor.
