So for example if you've got $115k and are looking at 2-4 units, I'd write a preapproval letter for $400k w/ 25% down, and in the comments section put "Gross rents must be at least $3000" (or whatever the number is, which will be lower the higher your pre-purchase income is).

You can definitely get $50K duplexes in Milwaukee that will generate anywhere from $1000-1600/mo in gross rents.

(underwriter will probably want to see six months of bank statement records showing receipt of rents)- B) Builders Employee Purchase - the 85% LTV restriction is removed or may be exceeded if an employee of a builder, who is not a family emmber, purchases one of the builders new houses or models as a principal residence- C)corporate transfer - when companies buy a house and sell it to any employee who has been renting from the employer's property - D) (applicable to you) Tenant Purchase - 85% LTV restriction may be exceeded if the current tenant purchases the property where the tenant has rented the property for atleast six months immediately predating the sales contract.

Maybe more so focus on getting promoted in any department that you work to where you manage people under you and then those skills will translate into managing tenants and employees as your own business grows.

Also if you deposit more than 20% of your gross monthly income into your accounts in cash this can cause a problem also. 

Much like a W-2 is issued for an employee, a 1099 is sent to an independent contractor.

It can get sticky and gross in a hurry.

The video i watched he was at a talk show and he explained that his office turns over employees alot, cause if they (i dont recall his exact words) but in essence if they have negative energy and brings down the vibe of the office- he cans them and brings in more.
