I'd say if you're holding long term then this might be a deal because of the economic development!

So, I'm starting to look for similar properties in other states that are doing better economically.

There might be good pictures, but land may be in extreme slope / inaccessible mountain or in desert in middle of no where; or geo-locations could be incorrect.b.

Who knows... economic down-turn, fire, whatever it is... you are just really not in a good position to purchase this property.  

Oklahoma City is a competitive market in that price point, with Tinker Air-force Base, Boeing, Amazon, and other economic staples it has proven to be a great hedge against meltdown in the previous years. 

I am pursuing a Bachelor's Degree in Economics, and would like to use that knowledge in the fields of Real Estate.

@Javier RosalesI think it's a mistake, but the current economic system rewards borrowers and punishes savers, so I would borrow as much as I could at fixed rates as prices of everything (including real estate) should be going up for a while.
