If your PM companies are using software it should be an easy number to pull. 

I have a multi family property connected to septics.

When prices compared to rent were more affordable, I thought the 50% rule was conservative in San Diego but I no longer believe this to be the case. 50% rule is fairly close easy predictor.

It's not super easy to expand out to other PMLs beyond your friends and family but I think the easiest way is through them.

That is very low and hard to imagine.Self managing remotely is easy if you have a good cleaner and handy person on standby.

This might be a tough one because unfortunately lot of these social workers already have connections with other assisted living facilities and they rarely ever refer a good client.
