Just be patient and persistent.  

(I own/manage 5 units, two of them to mostly foreign grad students.)I have tried to be patient, because I have been a tenant in a foreign country myself...but this guy showing up at my door unannounced with the rent check really sent me over the edge today. 

Not that you shouldn't do it - but be patient and wait for the best deal.

I could go on and on lol but in Camden County there are plenty of auction properties that become great deals for the patient investor.

But patients and long term you get access to more money then you put into it. 

@Feng Luna I have been patiently waiting for the right asset to acquire.I follow a disciplined investment strategy and what I have seen pre-Covid are deals trading based on aggressive assumptions and rent growth projections.My approach like others is to buy low and sell high in markets that have solid job and economic growth. 

Fortunately and unfortunately, I am still (patiently) looking.

There will always be another deal and another day.Stick to your numbers, be patient, and build a winner of a portfolio over time.
