I'm not confident in listing traditionally and just wanted to explore options and speak to anyone who has experience in these type of deals in the city.

Let's say a house is listed for $400k.

There's HomeAway, FlipKey, etc and also you can market totally on your own website if you have an established list of guests.

In either case, if you call the employee listed on her voucher or annual renewal notice, they're usually happy to run the numbers ahead of time and let you know exactly what will happen, though they obviously wont encourage you to raise the rent over the limit even if they wont actually reject the increase. 

I'm curious about your experiences with tiered commission structures for listing agent  – do you use them, and how do they work for you?

There's no person on that list that just invested in the stock market to get super rich. 

There are lots of organisations that should be able to help her, I'd give her a list of some and leave it up to her to sort out.
