So it’s a good situation, in that I am living there while only paying utility and repair costs, which allows me to save up money for the next investment.House 2 – Detached single family house in Falls Church area that an older friend and I bought this summer of 2013.

Some of the obstacles I am expecting are only having 1 year of tax return income (avg income at that) and finding the best deals out there.

We have a 2 unit detached property on one water meter and we simply take the total average yearly water cost which is $1500/year or $125/mo then we charge each tenant a $50/mo flat fee to recoup most of our cost.

As a newbie I will throw out some of the obstacles I've been running into. 

The inventory or lack there of seems to be our greatest obstacle.  

I might do that later down the road but until then... its a cash flow king and I get exclusive right to use the 3 car detached (2 story) garage as it has street access...

Hi BP,I'm trying to analyze a property that has detached 1/1 inlaw suite and I'm not sure how to comp it for ARV.

More then likely not so how do you hurdle the obstacle in getting listing agents or homeowners to agree to these prices?  

, which is a two family in a nice town that has a detached two car garage.  

My major obstacle is the funding and or my funding options.
