If your tenants upon inspection are keeping the place decent than maybe in that much time until the lease runs out you would be okay.If other aspects of the unit are getting trashed then that comes down to the tenant and most likely you want to get them out rather than wait as damage could exceed the deposit.

Then take the computer stuff and your accounting basics will allow you to see how and why you are doing something.The other aspect is that some programs may not have accounts that really match your activities, knowing the basics allows you to modify or manipulate a system in the proper manner.

Use some boilerplate agreement and you are "working for" the agreement, the agreement isn't working for you.In other words, use some off the wall OA and your activities are then bound within the terms set up in your OA, if you construct your OA to allow you latitude and diversify your operations specifically for related aspects of real estate, you'll be less likely to operate outside the terms of your OA.

Other relevant aspects that need mention for repair evaluation - HVAC unit is inoperable (not listed in the listing, but known from previous owner), there are areas of permanent construction that need to be torn down due to no permits, carpet replacement, total bathroom overhaul, complete kitchen remodel, yard maintenance, inside / outside paint, stucco repair, electrical repair and other interior cosmetics and so forth.
