Letting Tenant Use the Garage

Hi Everyone,

I have a tenant who is going to be using part of my garage to store his new motorcycle this summer and I want to have him sign an agreement with the rules of the garage and to protect my self in case something is to happen with him and or his motorcycle. 

Does anyone have any tips/rules or advice that I should include in this agreement?

I don't like it at all. Unless you have a two car garage or can put a wall up between your stuff and his, I would not do it. Too many things can go wrong if both of you (or other tenants) have access to the garage. What if your stuff goes missing? Whats stops him from saying you scratched his motorcycle? Is there some way to divide the space?

If there is a defined separate area for the bike, then I would do an addendum to the lease. How long is he going to keep it there? will be as long as he is a tenant? If you do this addendum for the lease term, say 12 months, what if he gets rid of the bike in the fall?
