From my limited research I see that it is an online real estate brokerage with zero monthly costs, and an 85/15 commission split. 

The number 1 reason for cash only deals is speed) ability to waive contingencies such as home inspection, 2 do not have certain requirements for debt to income that need to be made with other types of loans so it is more likely to go through if they have the capital, 3) Liens,zoning , and other coding that is either not up to date or behind.

We missed the filing date for the annual report for our LLC once and the state staff was quite helpful in assisting us to get everything reinstated.

Some don't pick up the first round, some ask to call on a future date, etc.  

If you are looking at a property management platform,  there are several online that allow credit screening as well as payment portals. 

I'm assuming you've done what you can online by looking up the parcel info in your county parcel viewer, online searching parcel # and address?

I typically ask about replacement dates of roof, electric box, plumbing and water heater).

Before that date, depreciation taken is included in capital gain due to appreciation.

I ve tried to find such lists online in the hopes it would be public information as most things are today, but had no luck.
