Any tips on finding a builder to build a spec home, most builders I have talked to, albeit few, are custom home builders looking for 230-250 a sq ft which is way too much to turn a profit

I say this because most of these lower barrier markets where the BRRRR strategy pencils the easiest a are stagnant on growth and/or have limited home ownership.

I am almost ready to start the 3rd R in the BRRRR strategy.
