Lots of options but I'm not a savvy landlord or RE investor, so my best bet is probably to preserve my credit, keep saving for a down on another property and cross my fingers that by the time I want to move we've hit just the right kind of market to get out without too many scars. :)

$15k is a rather meager cost for a rehab, so be careful here.Some lenders might let you cross-collateralize one property to secure another.

There are many considerations you must take into account when investing cross-border, namely how do you hold title to the property, income taxes, long-distance investing issues (ie. trusting property managers, contractors), building team members, etc.

I imagine a home that directly bordered a cemetery would have an effect on valueBeing close to one or having a view of one wouldn't be as big of of a deal IMO 

Or maybe it is in a good area but due to mismanagement has vacancies that can be solved.Maybe get a property(s) with seller financing or 10-15% as a second to a commercial loan or a cross collateralized loan.

I'm very familiar with the unit and building and am confident I can answer any questions about it.Find a tenant (fingers crossed) and send to the property manager for screening, reference checks, etc.Tenant signs lease (again, fingers crossed).

You could cross-reference your list for deceased owners, etc.The point is, refining your list and targeting people with problems that you are prepared to solve will give you a much better chance of achieving the results you desire.
