So even though those are nice numbers, they are not realistic to what HUD pays out, only a maximum amount.I use the MLS, or a local agency that places rental tenants, and I use them to place tenants for me, because in case you have been under a rock, prospective tenants have a LOT more rights and the process to screen is crazier than ever, I outsource it, AND the liability.

I'm glad that you answered that you're looking in Southern California (and yeah, that is a harder market to crack) but without a bit more specific information about what you want, it's going to make it harder for people to get you those properties you want to find.
