i just purchased a rental in bedford ohio last month and this month the basement is flooded with sanitary waste. i wish i had come across this post but oh well. interestingly the tenant mentioned it has flooded 4 times in the last year and  the previous owner conveniently lied on the residential property disclosure form for both water and sewer flooding. 

It's convenient to have all the MLS, forms, lockbox access at your fingertips without needing to call an agent each time.  

@Tommy CangelosiThe not so convenient option is to actually go down to the court house and ask for the files of the homes in default.

Given that this is my first rental (and the nerves are there), this seems like a nice convenience for peace of mind.However I was crunching some numbers and it looks like self managing could almost double my cash flow.

I’ve seen these fees hit $1k+ a month, which can be convenient if you have a boat to dock or want squash courts and a state of the art gym in your building.

They provide a convenient PM locator tool designed to assist you in locating Property Management professionals within your preferred area.

Amazon, can't deliver a hair cut, manicure, tire change, root canal, foot massage, six pack of beer(actually they can, just not as conveniently as the old corner store), Big Gulp, pizza, etc, etc, etc....YET!

They seem to like the convenience of these additions; not to mention the energy savings with the thermostat.

Does anyone have a recommendation on how I should go about doing my class at whatever time would be convenient for me?
