The exact amount that triggers this requirement varies by situation (for instance, a $1,000 cash gift may be material to a single borrower that makes $35,000/yr but may not be material to a borrower that makes $350,000/yr), so it’s good practice to ask your lender if you suspect you might have a material cash gift or large deposit – so you aren’t surprised by this at the last minute.Repeated and updated documentation of any of the above.

This will likely help you exit profitably or close to it without having to put more money in to it... of course you will not be recovering your money until the term is complete.The advantage of the above idea would be to allow an investor to own/control a property with limited out of pocket expense as opposed to purchasing the home for all cash and funding the entire rehab.

It can be set up as a trust allowing you to have checkbook control over your retirement funds.Second, location is of little importance here, this is a niche that not too many are familiar with, find a provider who offers great service and knowledgeable in this field, rather than looking for someone in your backyard.

I find that dealing with a single house is a bit of a headache but I was thinking - maybe it would be more beneficial to focus on selling and opting for a 4 unit which has more doors and through an FHA, I can control higher value real estate and walk away with cash.
