What is the best way to decide which zip codes are the best to send direct mail to find wholesale deals?

Owner Equity - 30% or more

Age of Occupant - 45+

Years Owned - 5+ years

Property Type - 1-4 units

Exclude Corporate Owned

Exclude Trust Owned

Ownership Type - Absentee. If not enough records in Absentee add, Homeowners

This is awesome! A great place to start plugging in criteria and practicing narrowing down the list. I can imagine this becomes an art of identification as I learn what it is that will satisfy the criteria in the end that I am looking for.
