All contracts, options, or other devices not based upon a substantial consideration, or that are otherwise employed to permit an unlicensed person to sell, lease, or let real estate, the beneficial title to which has not, in good faith, passed to such party for a substantial consideration, are hereby declared void and ineffective in all cases, suits, or proceedings had or taken under this chapter; however, this section shall not apply to irrevocable gifts, to unconditional contracts to purchase, or to options based upon a substantial consideration actually paid and not subject to any agreements to return or right of return reserved.

Not the monthly bill but the actual cost of the device.

I'm fairly competent at credit management, but here's what I've learned and offer to pass along:  Monitor your credit all the time and don't let the credit agencies or any business control your credit.  

I had a bad partnership years ago in another business that ended in near bankruptcy after I gave up controlling interest to merge my successful business with two other partners. 

Being a new investor I sometimes am unclear about the relationship between a buyer and the agent and end up giving away control under the pretext of a benefit of the doubt.

Mowing, edging, fertilizing, weed control... sure.

But an LLC can be an effective asset protection device in many circumstances.  

I've used a local pest control person for some termite damaged base boards.
